PENROC Price Paid vs. HPI Average

The below graph shows the average semi-detached house price in the Cornwall local authority area over time, sourced from the HPI. The two PENROC sales from November 2005 and February 2020 have been plotted on the graph. A line has been extrapolated to show what the value of the property might have been over time, following each sale, had it maintained the same margin above or below the HPI (as a percentage). For example, the November 2005 sale was for 14% above the HPI. So the extrapolation line tracks at 14% above the HPI over time, until the February 2020 sale, where it rises to 28% above the HPI. The line then continues to track at 28% above the HPI.

What might PENROC be worth now?

PENROC might now be worth an estimated £370,331.

This is based on house price inflation of 28.8%, between February 2020 and February 2025, for semi-detached houses, in the Cornwall local authority area, as calculated by the Office for National Statistics and published in their UK House Price Index (HPI).

The 28.8% inflationary increase is applied to the most recent sale price for PENROC of £287,500 on 14th February 2020. For the value to have increased from £287,500 to £370,331 over the five years to February 2025, the following assumptions must hold true:

  • The value of PENROC has moved in line with the HPI for semi-detached houses in the Cornwall local authority area.
  • The February 2020 sale price of £287,500 represented a fair market value for the property.
  • The size, condition, and specification of PENROC has not materially changed since February 2020.
Disclaimer: Please note that this is a theoretical estimate based on assumptions which may or may not be correct. It should not be relied on for any purpose.
