FLAT Price Paid vs. HPI Average

The below graph shows the average terraced house price in the East Hertfordshire local authority area over time, sourced from the HPI. The two FLAT sales from August 2004 and June 2009 have been plotted on the graph. A line has been extrapolated to show what the value of the property might have been over time, following each sale, had it maintained the same margin above or below the HPI (as a percentage). For example, the August 2004 sale was for 8% below the HPI. So the extrapolation line tracks at 8% below the HPI over time, until the June 2009 sale, where it rises to 18% above the HPI. The line then continues to track at 18% above the HPI.

What might FLAT be worth now?

FLAT might now be worth an estimated £472,933.

This is based on house price inflation of 89.2%, between June 2009 and July 2025, for terraced houses, in the East Hertfordshire local authority area, as calculated by the Office for National Statistics and published in their UK House Price Index (HPI).

The 89.2% inflationary increase is applied to the most recent sale price for FLAT of £250,000 on 30th June 2009. For the value to have increased from £250,000 to £472,933 over the fifteen years and eleven months to July 2025, the following assumptions must hold true:

  • The value of FLAT has moved in line with the HPI for terraced houses in the East Hertfordshire local authority area.
  • The June 2009 sale price of £250,000 represented a fair market value for the property.
  • The size, condition, and specification of FLAT has not materially changed since June 2009.
Disclaimer: Please note that this is a theoretical estimate based on assumptions which may or may not be correct. It should not be relied on for any purpose.
